Q 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin County Environmental Health <br /> Department (EHD). The EHD requires this information to: 1.) Document the soil characteristics <br /> under the proposed leachfield area, 2.) Test the proposed Ieachfield permeability through <br /> percolation testing, and 3.) Test the on-site domestic well, all to ensure public health and safety. <br /> Additionally, analysis and recommendations are provided based upon the'environmental criteria <br /> encountered in this study. This report is in compliance with the requirements for a Soil Suitability <br /> Study under Development Title Section 9-1105.2 Item (d) of the San Joaquin County Ordinance <br /> Codes. <br /> Within the text of this Report, bolded Section (§)numbers are referenced at the beginning of an <br /> applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1 and 2. The subject property is located nine miles southeast of the City of Tracy. <br /> Y <br /> Surrounding land use consists predominately of open pasture, rock, sand and gravel quarries, and <br /> Highway 580. Current zoning is AG 160.which is not anticipated to change through a General <br /> Plan Amendment/Rezone. Municipal sewer will never serve this area. <br /> (§ 1.1, 1.2, 2.1 ) The purpose o his- Permit Application projec zs to build a commercial <br /> horse stable for a'maximu of 30 horses, hich wig lirb 2,1b0-.s f--Tfere is an existing 2,400 s.f., <br /> horse barn and riding aren ition y, there is an existing 1,996 s.f primary dwelling, a 499•-�` <br /> s.f second unit dwelling, and a 1,200 s.f mobile home, all served by one domestic well since the <br /> subject property is a single Parcel.' Each residential structure has an individual septic system. <br /> The applicable area of the subject prope_rt +'is depicted on a Site Plan prepared by Ms. Cheatwood, <br /> and a Google Aerial Map, found in�pendix "" . Building orientation along with the well and <br /> f septic system are also denoted on t�e...�ite'Plan. <br /> (§ 3.7) total �ur se ' systems (three existing septic systems for the residential structures and <br /> a n system toe e horse barn)will be on the subject Parcel comprising approximately 314 ; <br /> cres. This creates a septic system density which can be considered extremely low. <br /> (§ 4.2) Any of the above land use could create environmental concerns t be i overed in <br /> the future. The on-site domestic well tested high in nitrate concentrati( at 46 ppm as rate.. This.. <br /> may be attributed to three potential sources: 1.)
