An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> 3. Dedication to result in a forty-two foot wide right-of-way from the centerline of Brandt Road to the <br /> property line shall be required across the frontage of 051-320-10. <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvement for Brandt Road shall be constructed in conformance with the standards for <br /> one=half of an 84-foot right-of-way Minor Arterial street. The construction of the frontage improvements <br /> will be deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement of a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of the Improvement Plan. (A $325.00 <br /> fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a <br /> registered civil engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works for approval. As an option, the Department of Public Works will Prepare the drawing and <br /> estimate for an additional fee of$140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. Payment of drainage trust funds for the Lockeford Drainage Area 26B is required or this project. The fee <br /> y g g q p J <br /> currently is $6,948.96 per acre. The fee shall be automatically adjusted on January 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. The fee is due and <br /> payable at time of building permit. <br /> 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at <br /> the time of building permit application. (The fee currently is $179.44 per additional daily trip-end <br /> generated in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions 00-433) <br /> 7. The applicant/developer shall pay for the fairshare cost to signalize Brandt Road and State Highway <br /> Route 8/State Mghway Route 12 intersection prior to release of building permit. The fairshare cost <br /> amounts to$15,500. <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met <br /> the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 10. Applicant shall provide a written statement to the Department of Public Works stating whether Surface <br /> Transportation Assistance Act (STAA)type trucks will be used as a part of the proposed operation. If <br /> STAA type trucks are to be used, a letter requesting designation of the proposed facility as an STAA <br /> terminal will be required. <br />
