1. Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h][1]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. If the parking area is to be used at night, parking lot lighting shall be installed. (Development <br /> Title Section 9-1015.5[g]) <br /> 2. Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br /> 2. A minimum ten (10) foot wide landscaped strip shall be installed across the frontage of Brandt <br /> Road, along the project site. (Development Title Section 9-1020.5[c]) <br /> 3. Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> 1. All storage materials and related activities, including storage areas for trash, shall be enclosed <br /> by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included <br /> on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from any future <br /> right-of-way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> j. BUILDING CODE REQUIREMENTS: This project is subject to the California building code (CBC) <br /> and San Joaquin County Ordinance requirements. The following conditions shall be addressed <br /> prior to submittal of a building permit application to the Building Inspection Division: <br /> 1. A building permit and approved plans for the proposed structure is required. Submit plans, <br /> specifications and supporting calculations, prepared by a Registered Design Professional <br /> (architect or engineer) for the proposed building, showing compliance with the 2016 California <br /> Building, Mechanical, Plumbing, Electrical, Energy, Green Building Standards Code and Fire <br /> Codes as may be applicable. The required plans must be complete at the time of submittal. <br /> 2. The plans shall also include the following project information on the cover sheet: <br /> A. -Description of proposed use <br /> B. Risk Category of Building <br /> C. Proposed occupancy Group <br /> D. Type of construction <br /> E. Sprinklers (Yes or No <br /> F. Number of stories <br /> G. Building height <br /> H.
