(DISTRICT 4) . <br /> APPLICANT: Ernest and Irene Pestana APN: 019-060-29 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Brandt Road has an existing right-of-way width of 60 feet and a <br /> planned right-of-way width of 60 feet. Jack Tone Road has an existing <br /> right-of-way width of 80 feet and a planned right-of-way width of <br /> 80 feet . <br /> This subdivision 'is within the boundary of County Service Area 52 for <br /> the purpose of obtaining storm water drainage, street lighting, and <br /> parks and recreation services. <br /> The Traffic Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit <br /> application. <br /> RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. All <br /> improvement plans and specifications shall include a grading plan <br /> for each individual lot, if applicable.
