California <br /> (209) 727-5035 Fax (209) 727-5204 <br /> Y <br /> August 10, 2000 <br /> Re: Will-Serve Statement for San Joaquin County Assessor Parcel No. 190-060-029(Lockeford <br /> Oaks Subdivision) <br /> F <br /> To Whom it May Concern: <br /> Lockeford Oaks is a proposed residential subdivision to be developed on real property,(the + <br /> "Subdivision Property") that is located entirely within the boundaries of Lockeford Community <br /> Services District(the"District")and is designated as San Joaquin County Assessor Parcel No. 190- <br /> 060-029. The developer is Livermore t Cres;Inc.,2225 Oakland Road, San Jose,California 95131 <br /> (the "Developer")., Subject to the conditions described below and to the applicable District <br /> ordinances,resolutions,rules and regulations,the District makes the following will-serve statement:, <br /> With appropriate system expansions and improvements to be planned and financed cooperatively <br /> °by the District and the Developer, thebistrict will have available water and sewer capacity and <br /> 'facilities to serve the number of single-family residential units approved by San Joaquin County fore <br /> the Subdivision Property, provided that the number of approved units does not exceed 319. ; . .` <br /> This will-serve statement is effective only if all of the fallowing special conditions are <br /> satisfied: s " <br /> A. Except as otherwise provided in paragraph A.9 of this letter, the following actions <br /> must be taken before any certificates of occupancy are issued for the first phase of development on <br /> the Subdivision Property, which phase the Developer expects to include approximately 100 units: <br /> 1. The Developer shall develop and convey to the District a groundwater well <br /> on the southwest corner of the Subdivision Property near the intersection of Brandt Road and Jack <br /> Tone Road, or at another site to which the District and the Developer mutually agree (the <br /> "Groundwater Welt'). The Developer first shall drill a test well at the well site before developing <br /> a groundwater well. Water-quality testing shall be provided�at the Developer's expense io ensure <br /> dw <br /> that the supply meets all applicable State and Federal drinking water standards. If the Grounater <br /> Well's water quality does not meet those standards, then the Developer shall install and,convey to <br /> the District necessary treatment equipment, or shall find an alternate source. ' Such'an alternate <br /> source could include without limitation a another groundwater well,rehabilitation of existing wells, <br /> contribution of funding toward future construction of water system improvements; or some <br /> combination thereof. <br />
