b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to <br /> this map: <br /> (1) All parcels shall have a minimum lot width of sixty (60) feet, with the exception <br /> of comer lots which shall have a minimum of sixty-five (65) feet, measured a <br /> i distance of twenty (20) back from the front lot line. (Development Title Section <br /> 9-310.4 &310.8) <br /> (2) All parcels shall have a minimum lot area of 8,000 square feet. <br /> E c. LOSS OF AGRICULTURE: The applicant shall implement one of the available <br /> mitigation measures to compensate for the loss of agricultural land. <br /> d. TREE PRESERVATION: Future development on the parcel(s) shall be consistent <br /> with the requirements of the County's Tree Preservation Ordinance (Development <br /> Title Section 9-1505.2). <br /> e. CULTURAL RESOURCES: If, in the course of development, concentrations of <br /> prehistoric or historic-period materials are encountered, ail work in the vicinity of the <br /> find shall halt until an archaeologist can evaluate the materials and make <br /> recommendations for further action. If human remains are encountered, all work <br /> shall halt in the vicinity and the County Coroner shall be notified immediately. At the <br /> same time, a qualified archaeologist shall be contacted to evaluate the finds. If <br /> Human burials are found to be of Native American origin, steps shall be taken <br /> pursuant to Section 15064.5(e) of Guidelines for California Environmental Quality <br /> Act. <br /> f. WALLS AND NOISE BARRIERS The developer shall provide a fence or wall <br /> outside of the right-of-way along Jack Tone Road and E. Brandt Road. The wall <br /> shall be a minimum of six (6) feet high, of uniform design and constructed of <br /> masonry. (Development Title Section 9-1150.10) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> (2) Street trees shall be required along street frontages where noise attenuation <br /> walls are required. They shall be placed in the yard or integrated with a <br /> serpentine wall. (Development Title Section 9-1020.4 [g]) <br /> h. UNIFORM FIRE CODE: The following Uniform Fire code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for <br /> a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of <br /> Appendix 111-A of the California Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire <br /> Chiefs Association. <br />
