COMMENTS ON DEVELOPMENTS <br /> SU-91-15 PRE-APPLICATION <br /> 9 . A County Service Area shall be formed prior to the approval <br /> of the Final Map to provide for the operation, maintenance, <br /> and improvement of storm drainage and street lighting <br /> facilities. (Planning Title Section 9-10004) <br /> (Planning Title Section 9-10003) <br /> 10. The subdivider is subject to Drainage Trust Fund Fees (Area <br /> No. 26B) , which currently is $5, 161. 00 per acre. The fee <br /> shall be automatically adjusted January 1 and July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> (Planning Title Section 9-10302) <br /> 11. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $2, 235 . 00 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. ) <br /> (Resolution R-90--304 , R-91-1025) <br /> 12 . Adjustment to improvements shall be made to provide for two <br /> way traffic and for temporary cul-de-sacs as well as utility <br /> systems modification to conform to county standards where i <br /> subdivision is to be recorded in phases. <br /> (Planning Title Section 9-9353) <br /> 13 . A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads. E <br /> (Planning Title Sectioh 9-9104) <br /> 14 . All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies. <br /> (Planning Title Section 9-9390) <br /> 15 . The subdivider shall agree to and shall pay service fees for <br /> the County provided utility services in an amount equal to <br /> the estimated fees for the period from the time the <br /> improvements are accepted until effective date of assessment <br /> on the tax roll.
