CONDITIONS OF APPROVAL <br /> MS-97-2 <br /> MARY ELLEN ESTRADA <br /> Minor Subdivision Application No. MS-97-2 was approved by the San Joaquin County Community <br /> Development Department on March 26, 1997. The effective date of approval Is April 5, 1997. This <br /> tentative map approval will expire on April 4, 2000, which is three years from the effective date of <br /> approvals, unless (1) all Conditions of Approval have been compiled with and (2) a Parcel Map, or <br /> Certificate of Compliance for each parcel, has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Thomas M. Gau, 468-2344) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> 1. Each parcel shall have a minimum lot width of 330 feet. (Development Title <br /> Section 9-610.4) <br /> 2. Each parcel shall have a minimum lot area of 40 acres. (Development Title <br /> Section 9-610.2) <br /> b. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. <br /> A fee is required to process the Certificate of Compliance application. (Development Title <br /> Section 9-890.4) <br /> C. The Parcel Map shall substantially conform to the Tentative Map with the file date of <br /> January 24, 1997. <br /> 2.
