CONDITIONS OF APPROVAL <br /> SA-96-25 <br /> Milligan Land Company <br /> Site Approval Application No. SA-96-25 was approved by the San Joaquin County Community <br /> Development Department on May 29, 1996. The effective date of approval is June 8, 1996. This <br /> approval will expire on December 8, 1997, which Is 18 months from the Is <br /> date of approval, <br /> unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits <br /> have been secured and remain In force,and(3)all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT. (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT.` The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must snow drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading(refer to the'SITE PLAN CHECK LIST'for details). A fee is required ' <br /> for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 75-foot-high monopole cellular facility with a 336- <br /> square-foot equipment building as shown on the Plan submitted April 18, 1996. <br /> c. STORM DRAINAGE. Any additional storm water drainage created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations prepared by a <br /> registered civil engineer or architect shall be included. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom M. Iwam", 468-3023) <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$573.00 per <br /> 1,000 gross square feet of building designated as Manufacturing in the Stockton area <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 90-304, R-91-1025, R-93-167, R-94-174, R-95-650) <br /> b. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $125.00 per 1,000 gross square feet of building designated as Manufacturing. The fee <br /> snail be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent.
