A County Service Area shall be formed prior to the approval of the Final Map to provide <br /> for the operation, maintenance, and improvement of storm drainage, water, and street <br /> lighting facilities. (Development Title Section 9-1100.5) <br /> h. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $3,175.00 per single-family dwelling unit in the Lodi area The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published C <br /> by the Engineering News Record. (Resolutions R-90-304 and R-91-1025) <br />!' I. This subdivision is approved for recording as a single unit Phasing is not approved. <br /> (Development Title Section 9-1100.3) <br /> j. A Preliminary Soils Report is required in accordance with County standards for the <br /> f purpose of determining the R-Value for the design of the roads. All utilities shall be underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and <br /> as required by the public utility companies. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> I Devices and San Joaquin County standards, and they shall be shown on the <br /> improvement plans. (Development Title Section 9-1150.2) <br /> o. Access rights shall be dedicated and restricted for Lots 1, 2, and 14 along the frontage <br /> of Callmyrna Road. (Development Title Section 9-1150.5) <br /> 3. PUBLIC HEALTH SERVICES: (Staff Contact: Hector Castro, 468-3420) <br /> a. A soil suitability study indicating that the area is suitable for septic tank usage must be <br /> performed prior to approval of the Final Map, as required by Section 9-1105.2(d) of the <br /> San Joaquin County Development Title.
