COMMENTS ON DEVELOPMENTS <br /> SU-92-6 <br /> 2. If .improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> I an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Final Map. <br /> (Development Title Section 9-1100. 3) <br /> 3 . Emerson Drive, Emerson Court, & Eunice Road . (rename of Looser <br /> Road) shall be dedicated and improved to County Standards for <br /> a 50-foot right-of-way rural road. <br /> (Development Title Section 9-857 .4) <br /> 4. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Calimyrna Road to the property line with 20f X <br /> 20' corner cut-offs (snipes) at. the intersection with Eunice <br /> Road shall be required and improved on the subdivided side to <br /> County standards for a 50-foot right-of-way rural road. <br /> (Development Title Section 9-857 .4) <br /> 5. A community detention pond/terminal drainage- system shall be <br /> provided to meet the requirements of the County and to <br /> provide adequate drainage for the subdivision. The 15-foot <br /> wide drainage easement south of the subdivision is not enough <br /> for maintenance equipment, therefore pipe is required. <br /> (Development Title Section 9-1135. 2) <br /> 6. Street lighting at entrances and intersections .shall be <br /> provided for the subdivision. <br /> (Development Title Section 9-1150. 11) <br /> 7. A County Service Area shall be formed prior to the approval <br /> of the Final Map to provide for the operation, maintenance, <br /> and improvement of storm drainage and. street lighting <br /> facilities. <br /> (Development Title Section 9-1100.5) <br /> . 8. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $3 , 175.00 per single family dwelling unit in the Lodi area. <br /> The fee shall =be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> 9 . This subdivision is approved for recording as a single unit, <br /> phasing is not approved. <br /> (Development Title Section 9-1100. 3) <br /> 2 <br />
