Schaber <br /> The Schaber Company DEC 31 1992 <br /> 7700 College Town Drive, Suite 214 <br /> Sacramento, CA 95826-2397 ENVRONMENTAL HEALTH <br /> PERMIT 1 SERVICES <br /> Dear Mr. Schaber: <br /> RE: CALIMYRNA SUBDIVISION (SU-92-6) CIRCULATION PLAN <br /> The Development Services Division has reviewed your two proposed <br /> circulation patterns for the above-referenced subdivision and <br /> offers the following comments: <br /> neither of the alternatives is acceptable because there are <br /> too many turns in one and the length of the cul-de-sac exceeds <br /> 600 feet in the other, <br /> a circulation plan similar to the one on the attached sheet <br /> could be supported, however, because it aligns with existing <br /> public roads, provides for future through access to Woodson <br /> Road, and would facilitate the development of other large <br /> parcels in the area, and <br /> li the Department of Public Works has reviewed both alternative <br /> and also found them to be: unacceptable, but has suggested <br /> revisions that may make the second plan meet minimum County <br /> standards (see attached memo) . <br /> In response to your question regarding the determination of lot <br /> sizes, gross acreage may only be used for parcels over five acres <br /> in size. The calculation of parcel sizes for this subdivision will. <br /> be based upon net acreage,"-due to the size of the expected parcels. <br /> As indicated to you previously, the Development Title, allows under <br /> certain circumstances, the development of two acre parcels in Rural <br /> Communities with on-site water, sewer, and., storm drainage <br /> facilities. Both the Development Services Division and the <br /> Department of Public Works will, however, likely recommend that the <br /> proposed subdivision be required to develop on public water and <br /> storm drainage facilities. The Environmental Health Division of <br /> Public Health Services is also likely to require public water. <br /> This decision is based upon the need to provide for orderly growth <br /> t_ <br />
