General Plan• <br /> The 67-acre project site is currently designated Agriculture on j <br /> the Land Use/Circulation Element map of the County General Plan <br /> (refer to General Plan map) . The proposed General Plan map <br /> amendment would change the designation to Rural Residential . <br /> The proposed General Plan Amendment is consistent with those ; <br /> General Plan policies that seek to limit the creation of new <br /> Rural Residential Areas , provide a variety of housing types, <br /> and minimize the impact on agricultural resources . These poli- <br /> cies have been detailed in the preceding section titled "Basis <br /> for General Plan Amendment . " <br /> Zoning: r <br /> ' . . k The proposed zoning, RR-65 , is a single-family designation <br /> requiring a minimum lot size of 65 , 000 square feet , with a <br /> minimum lot width of 150 feet . The RR-65 zoning is one of <br /> three RR designations which are consistent with the Rural <br /> Residential General Plan land use designations. The other two <br /> designations are RR-100 ( 100,000--square-foot minimum) and t <br /> RR--200 ( 200 ,000-square-foot minimum) . The proposed lots for <br /> the Morada Meadows subdivision conform to the minumum parcel <br /> size for the RR-65 zone . <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Traffic/Circulation: <br /> The proposed project is not expected to significantly impact <br /> traffic flow in the study area. The EIR does note that there <br /> is the potential for vehicle conflicts at the two project <br /> access points onto Foppiano Lane and Canepa Road. For this <br /> reason, the EIR recommends the placement of stop signs at the <br /> project access points onto Foppiano Lane and Canepa Road. <br /> The EIR has indicated that buildout of the study area would not <br /> likely generate potentially significant impacts upon the sur- <br /> face streets in the immediate area. However, cumulative <br /> k buildout in the Morada and northeast Stockton areas is expected <br /> to generate traffic impacts at the following intersections : <br /> State Route 99 and Morada' Lane, and State Route 99 and Hammer <br /> --9- <br /> F <br />
