There is one residence located on the project site that will be located on one of the lots. The lots <br /> will range in size from 44,000 square feet to 50,000 square feet, and the required minimum lot width is <br /> 150 feet. In compliance with the County's Infrastructure Standards for rural residential lots of one acre, <br /> a public water system and public drainage will be required for this subdivision. The applicant will <br /> construct two community wells. Storm drainage will be handled by a storm detention pond on the <br /> adjoining parcel with ultimate outflow into the Calaveras River. Septic systems will provide for sewage <br /> disposal. Cul-de-sac streets are proposed for access off of Canepa Road and Foppiano Lane. The cul- <br /> de-sac street off of Foppiano Lane is approximately 2,400 feet long and will serve 20 lots, with the <br /> potential to serve approximately 12 more lots if the property to the south is developed. The cul-de-sac <br /> street off of Canepa Road is approximately 1,150 feet long and will serve 12 lots. The subdivision is within <br /> the Lodi Unified School District, and students will attend Davis Grammar School, Morada Middle School, <br /> and Tokay High School.
