CONDITIONS OF APPROVAL <br />{ Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Final Map. <br /> F This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> I have been complied with and (2) a Final Map has been filed with and accepted by the.Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> 3, Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> r <br /> a. The minimum net parcel size shall be one acre. (Section 9-310.3 of the Development <br /> Title) <br /> b. The minimum parcel width shall comply with Section 9-310.4 of the Development Title. <br /> C. All street names shall be approved by the Director of the Community Development <br /> Department. <br /> d. Street Trees: (Development Title Section.9.1020.6) <br /> (1) Trees shall be spaced at a maximum of 60-foot Intervals with three trees per lot <br /> frontage. <br /> (2) For corner.lots, street trees shall be required on both street frontages. The trees <br /> cannot interfere with sight distances and setbacks. <br /> (3) Trees shall be five gallons in size. <br /> (4) Trees shall be located such that at i5 years of age the crown will not encroach <br /> across side property lines. <br /> (5) Trees shall be located a minimum of ten feet from driveways. <br /> (6) Trees shall be located a minimum of four feet and a maximum of ten feet outside <br /> of the road right-0f-way. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be In conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All Improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-910.2) <br /> b. If Improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of Improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> + <br /> C. All interior cul-de-sac streets shall be named, dedicated, and improved to County <br /> standards for 50-foot-wide right-of-way rural residential roads. The street connecting <br /> Foppiano Lane and Canepa Road shall be named, dedicated, and improved to County <br /> standards for a 50-foot-wide right-of-way rural road.
