P. All traffic signs and markings shaft conform to the Manual on Uniform Traffic Control <br /> I Devices and San Joaquin County standards, and they shall be shown on the <br /> Improvement plans. (Development Title Section 9-1150.2) <br /> q. The subdivider shall enter into an agreement with San Joaquin County to participate <br /> financially in the Installation of improvements for Central California Traction Company <br /> crossings at Foppiano Lane and Hildreth Lane. (Development Title Section 9-1150.4) <br /> r. Water meters shall be installed on all water services. (Board of Supervisors Order B-91- <br /> 650) <br /> S. An Offer of Dedication of groundwater rights is required. <br /> t. A hydrology study shall be performed to determine ff the capacity of the Calaveras River <br /> and detention pond are adequate for the subdivision. (Development Title <br /> Section 9-1135.2) <br /> U. The developer shall install on-site "dry"sewer service lines within the limits of the <br /> subdivision for future connection to a public sewer system when one becomes <br /> available. <br /> V. The developer shall construct"dry" sewer main lines within the limits of the <br /> subdivision. At the time a public sewer system is available, all lots will be <br /> { required to abandon the existing septic system and connect to the public sewer. <br /> W. Covenants, conditions, and restrictions (CC&R)shall be established and <br /> recorded to inform property owners that septic systems are approved only on an <br /> ' interim basis and that property owners will have to connect to the public system <br /> when it is available. <br /> 3. PUBLIC HEALTH SERVICES:. <br /> a. A soil suitability study as required by Section 9-1105.2(d) of the San Joaquin County <br /> Development Title must be performed prior to approval of the Final Map to Indicate that . <br /> the area is suitable for septic tank usage. A preliminary Nitrate loading study has been <br /> submitted by Meinfelder, Inc., and has been accepted by the Environmental Health <br /> Dlvlslon. All remaining buildable lots that were not Included In the study will be required <br /> to have two percolation tests per lot that meet the minimum rate. <br /> b. A sewage disposal area as indicated by the septic tank suitability study and/or <br /> percolation test must be shown for each lot on the final subdivision improvement plans. <br /> C. This project shall be provided with public water service at the time of Final Map approval. <br /> Prior to final approval, a letter shall be submitted from the serving entity which states that <br /> these services are either bonded for or are in place. <br /> d. In conformance with Section 89-10002(d)(2), the applicant shall provide written <br /> confirmation from the water provider that Improvements have been constructed or <br /> financial arrangements have been made for any Improvements required by the agency <br /> and that the agency has or will have the capacity to serve the proposed development. <br /> The written confirmation shall be submitted prior to the issuance of a building permit. <br /> e. Destroy or properly seal any abandoned wells under permit and inspection by the <br /> Environmental Health Division.
