• Phase 2, with the building permits to be issued within 3 years, includes the <br /> addition of 100,000 birds and the construction of a 33,100 square foot <br /> compost barn. <br /> • Phase 3, with the building permits to be issued within 5 years, includes the <br /> addition of 100,000 birds and the construction of a 55,500 square foot layer <br /> house. <br /> • Phase 4, with the building permits to be issued within 7 years, includes the <br /> addition of 100,000 birds and the construction of a 55,500 square foot layer <br /> house. <br /> • Phase 5, with the building permits to be issued within 8 years, includes the <br /> addition of 100,000 birds and the construction of a 55,500 square foot layer <br /> house. <br /> • Phase 6, with the building permits to be issued within 9 years, includes the infill <br /> of the existing pond, the construction of a 2,775 square foot packing and cold <br /> storage building, and the addition of three (3) manure drying tunnels to <br /> existing layer houses. Each manure drying tunnel to contain 15,500 square <br /> feet. <br /> These Conditions of Approval supercede the Conditions of Approval for Site <br /> Approval application No. SA-92-0073. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If <br /> the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) No additional parking is required for Phase 1, since no new buildings are <br /> proposed. A minimum of twenty-two (22) additional parking spaces shall be <br /> provided for Phase 2. A minimum of thirty-seven (37) additional parking spaces <br /> shall be provided for Phases 3, 4,and 5 for a total of one hundred and eleven <br /> (111) parking spaces. A minimum of thirty-three (33) additional parking spaces <br /> shall be required for Phase 6. A minimum of one hundred and sixty-six (166) <br /> additional parking spaces are required at full build-out. (0.67 space is required <br /> for every 1,000 square feet of building area.) (Development Title Section 9- <br /> 1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum 9 feet wide and <br /> 20 feet long. (Development Title Section 9-1015.5[b]) <br /> (4) Parking spaces for persons with disability shall be provided as required by <br /> Chapters 11A and 11 B of the California Building Code. <br /> 6 <br />
