GP-98-2 OF JOHN HARRIS, <br /> ET A.L. <br /> � a <br /> ------------------------------------------------------------------ <br /> j The applicant has submitted the above referenced pre-application ' <br /> to amend the General Plan designation on a 21, 900 square foot <br /> parcel from C/C (Community Commercial) to C/G (General <br /> Commercial) . The project site is located on the northeast corner <br /> of Cherokee Road and Myron Avenue, and contains an existing <br /> commercial structure. Volume I of the General Plan contains the <br /> following development and locational criteria for General <br /> Commercial areas (p. IV-24 : <br /> (A) General Commercial areas shall be permitted only in <br /> urban communities . <br /> + The project site is located within the urban <br /> community of Stockton. <br /> a <br /> (B) General Commercial areas shall be buffered from existing <br /> or planned residential uses . <br /> • The project site is adjacent to property on the east <br /> { and west designated C/C. <br /> (C) General Commercial areas shall be developed so that <br /> buildings occupy no more than 60 percent of the lot and <br /> area no more than 3 stories in height. <br /> • The property contains an existing commercial <br /> t structure, that is one story in height . The <br /> structure also appears to cover less than 600 of the <br /> lot . <br /> (D) General Commercial areas shall be located with primary <br /> access on a Minor Arterial or higher classification <br /> roadway. <br />
