CONDITIONS OF APPROVAL <br /> PA-0900208 <br /> Payne <br /> Lot Line Adjustment Application No. PA-0900208 was approved by the San Joaquin County <br /> Community Development Department on September 23, 2009, which is the effective date of <br /> approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on March 25, 2011,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a. APPROVAL';This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated September 4, 2009. <br /> i <br /> i b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into nqv contracts prior to recording the Notice of Lot Line Adjustment. The.Notice of Lot Line <br /> Adjustment shall not be recorded until the Williamson Act Contract has been deemed complete. <br /> Filing fees are required for this application. (Government Code Section 51257) <br /> d. LOT SIZE: (The following requirements shall apply) <br /> i <br /> (1) Parcel one shall be a minimum of two gross acres in size. (Development Title Section 9-872.2 <br /> ;(d)) <br /> (2) Parcel two shall be a minimum of 10.0 acres in size. (Government Code 51200) <br /> e. LOT WIDTH:: Parcel one shall be a minimum of 150 feet in width. (Development Title Section 9- <br /> 610.4) <br /> 2.
