The proposed development will increase traffic at the <br /> intersection of Highway 88 and Atkins Road to the point <br /> where a left turn lane on Highway 88 will be required <br /> to provide safe turning movements. <br /> 2 . The road approach to Highway 88 should be constructed <br /> to Caltrans standards. <br /> 3. Since the proposed development will cause the increase <br /> in traffic movements, we feel it should be the developers' <br /> responsibility to provide the improvements at the inter- <br /> section. <br /> 4. An encroachment permit will be required for all work <br /> performed within the State Highway right-of-way. <br /> Lodi Unified School District - <br /> The proposed subdivision is within the Lockeford-Clements/ <br /> Houston/Lodi High School attendance area. At the present <br /> time there are insufficient classrooms to meet student needs <br /> in both the Lockeford-Clements elementary school attendance <br /> area and the Lodi High School attendance area. These lots <br /> will be subject to the development fee provisions. We <br /> would anticipate an average of one student per residential unit <br /> (we are assuming one residential unit per lot) . <br /> We will be contacting the developer, Mr. John Teresi, to discuss <br /> the possibility of an agreement with Lodi Unified for direct <br /> payment of development fees. <br /> STAFF ANALYSIS <br /> On December 14, 1982, the Board of Supervisors approved a Use <br /> Permit for this project. <br /> This project will create 32 lots, ranging in size from 10 to 35 acres. <br /> Most of the lots contain about 15 acres. All the lots would have <br /> frontage on a public road. In addition, the subdivider proposes <br /> equestrian trails for the use of the landowners. The developer will <br /> have to provide names for the proposed public roads. <br />
