A minimum of 16 <br /> parking spaces ( including one handicapped <br /> space) shall be designated on the Improvement Plan. <br /> b . Other than signs located on the building, signage shall be <br /> limited to one double-faced free standing sign not to <br /> f exceed 32 square feet per side and 35 -feet in height . The <br /> location of the sign shall be designated on the <br /> Improvement Plan. <br /> C . Hours of operation shall be limited to 6 : 00 a. m. to 10 : 00 <br /> p . m. <br /> d. Outdoor lighting shall be designed so that <br /> g glare from the <br /> lighting shall not be visible from adjacent residential <br /> uses . <br /> 2 . Department of Public Works : <br /> a. An Improvement Plan prepared by a Registered Civil <br /> Engineer and showing drainage, driveway access details , <br /> and on--site parking shall be submitted to the Department <br /> of Public Works for approval prior to the issuance of a <br /> building permit . <br /> b. An encroachment permit shall be required for work within <br /> the road rights-cf-Wway. <br /> 3 . Local Health District : <br /> f a. Provide a recorded easement for the sewage disposal area <br /> and the required 100 percent expansion area. <br /> b. Provide plans for underground storage tanks , and pay the <br /> required fees prior to installation. <br /> NOTE : On May 21 , 1987 , the San Joaquin County Planning <br /> Commission approved UP-87-12 subject to the Conditions of <br /> Approval listed above . <br /> I <br />
