INTRODUCTION <br /> Our office has been retained by Mrs. Beverly Sambado to perform a soil suitability <br /> study for the Boggiano property (APN 91-043-08) located at the northeast corner of Fine <br /> Rd and Comstock Rd, Linden, California. The purpose of this study is to determine the <br /> suitability of the property for septic tank usage in light of the proposed parcel split. This <br /> study was performed according to the requirements of Section 10100 of San Joaquin County <br /> Development Code and the Public Health Services section of the Conditions of Approval <br /> prepared for the subject property. This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40, for general <br /> agricultural use. The subject property consist of a roughly rectangular 120 acre parcel. It <br /> is proposed to split off a 3.38 acre parcel (Parcel 1) located in the southwest corner of the <br /> property, with the remaining property being referred to as the Designated Remainder (see <br /> the attached parcel map). The Designated Remainder currently has a residence on it. It <br /> is proposed to use the proposed new Parcel 1 for a homesite. According to Mrs. Sambado <br /> the house will be located approximately in the middle of the parcel. There are no proposed <br /> changes to the Designated Remainder property at this time. <br />
