CONDITIONS OF APPROVAL <br /> MS-92-30 <br /> EVELYN A. JORY <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements are cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section <br /> 9-9112) <br /> b. Remainder shall be designated as Parcel 2 on Parcel <br /> Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required <br /> when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> (The fee currently is $2 , 729 . 00 per single family <br /> dwelling unit in the Stockton area. The fee shall <br /> be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> (Resolution R-90-304) <br /> d. The Water Supply Facilities Impact Mitigation Fee <br /> will be required when parcels are developed. The <br /> fee is due and payable at the time of building <br /> permit application. (The fee is currently <br /> $1, 000. 00 per single family dwelling unit. If <br /> there is no building permit required, the fee will <br /> be exempt. The fee shall be automatically <br /> increased on January 1 of each year at the rate of <br /> 6. 9 percent. An additional 3 . 5 percent shall be <br /> added to the fee upon payment for processing and <br /> administering the program. (Resolution R-91-327) <br /> e. The frontage improvements for Comstock Road across <br /> Parcel 1 shall be constructed in conformance with <br /> the standards for one-half of an 84-foot right-of- <br /> way rural street. The construction of the frontage <br /> improvements will be deferred, upon execution by <br /> the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A <br /> $250. 00 fee currently is required for processing <br />
