In addition, these parcels are located in a 100-year flood area; however, should the
Board of Supervisors determine that these parcels could be created, the Environmental Health
Department would require the following conditions be met prior to approval:
A. A qualified environmental professional shall prepare a surface and subsurface contamination
report, identifying any potential source of surface or subsurface contamination caused by past;
or current land uses. The report shall include evaluation of non-point source of hazardous
materials, including agricultural chemical residues, as well as potential point sources, such as,
fuel storage tanks, septic systems, or chemical storage areas. If the report indicates there is
contamination, corrective action shall be taken, as recommended in the report and concurred
with by Environmental Health prior to Parcel Map approval (San Joaquin County
Development Title, Section 9-905.12(a)(c)).
B. A Soil Suitability Study/Nitrate Loading Study indicating that the area is suitable for septic
tank usage must be performed prior to Parcel Map approval as required by Section 9-
1105.2(d) of the San Joaquin County Development Title. A nitrate loading study is required,
and a review fee of$ 465.00 must be paid at time of submittal to Environmental Health
Department.
The sewage disposal system shall comply with the on site sewage standards of San Joaquin
County prior to approval. A percolation test that meets absorption rates of the manual of
septic tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal
system is required for each parcel. A permit fee of$93.00 per percolation hole is required.
6-0q
