CONDITIONS OF APPROVAL <br /> MS-92-135 <br /> BONNIE DURRELL <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor ' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be 40 acres. (Planning <br /> Title Section 9-4010. 1{al) <br /> b. (Planning Title <br /> Section 9-9112) <br /> b. New descriptions shall be submitted to the Surveyor ' s <br /> Division for review and approval, then forwarded to the <br /> Community Development Department for recording as Notice <br /> of Minor Subdivision" . (Subdivision Map Act Section <br /> 66412) Parcel Map. (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> d. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (251 ) wide right-of-way along the <br /> northerly property line of APN 015-020-27 and 015-020-28 <br /> or along the westerly property line of APN 015-020-16 and <br /> 015-020-28 prior to approval of the legal description. <br />
