CONDITIONS OF APPROVAL <br /> PA-02-97 <br /> Shinn <br /> Lot Line Adjustment Application No. PA-02-97 was approved by the San Joaquin County Community <br /> Development Department on April 19,2002,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on October 19, 2003, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kimberly Wallace,468-0816) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> March 11,2002. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. NON-BUILDABLE PARCEL: Parcel 1 is non-buildable for residential purposes until a Private Right <br /> of Way application is applied for and granted by the Community Development Department. A Private <br /> Right of Way application (improvement Plan)shall be required as part of any future Building Permit <br /> request. (Development Title Section 9-1150.14) . <br /> r 2. PUBLIC HEALTH SERVICES (See the attached memo dated March 26,2002.) <br /> k FOR INFORMATION ONLY: <br /> FIRE PREVENTION DIVISION (Staff Contact: Steve Dalton,468-2229)The following Uniform Fire <br /> Code and San Joaquin County Ordinance Code requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Community Development Department <br /> for a building permit: <br /> a) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> b) This project will potentially serve more than 3 residences and shall comply with San Joaquin <br /> i County Development Title Standard 9-1150.18, Standards for Road Names and Road Name <br /> Changes, Public and Private.
