CONDITIONS OF APPROVAL <br /> PA-1300073 <br /> DEMARTINI& GERLOMESANONG ENGINEERS <br /> Lot Line Adjustment Application No. PA-1300073 was approved by the Community Development <br /> Department on September 9, 2013, which is the effective date of approval. This approval will expire <br /> on March 11, 2015,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, <br /> 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the plan <br /> dated July 22, 2013. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> i) The existing non-exclusive reciprocal access easement in favor of Parcel One and Parcel Two <br /> as shown on Site Plan dated July 22, 2013 shall be included in the legal descriptions created for <br /> Parcel One and Parcel Two as part of the"Notice of Lot Line Adjustment". <br /> c) PROPERTY LINE SETBACK: (The following requirements shall apply) <br /> i) The proposed new front, side and rear property lines for Parcel One and Parcel Two shall <br /> meet the front, side and rear yard setback requirements for the AG-40 zoning designation <br /> (General Agriculture, 40-acre minimum) for non-agricultural and agricultural structures. <br /> (Development Title Section 9-610.2) <br /> 2) PUBLIC WORKS DEPARTMENT (Contact Staff: Alex Chetley, 468-3000) See attached memo dated <br /> July 31, 2013. <br /> 3) ENVIRONMENTAL HEALTH DEPARTMENT (Contact Staff: Ted Tasiopoulos, 468-3420) See attached <br /> memo dated August 12, 2013. <br /> NOTES AND INFORMATION ONLY: <br /> No new residential development will be allowed without full and unequivocal access <br /> to the proposed easement and expressed in the grant deed for Parcels One and Two. <br /> An Improvement Plan application for a Private Right-of-Way shall be required before issuance of a non- <br /> agricultural building permit for proposed Parcels One and Two. <br />
