CONDITIONS OF APPROVAL <br /> PA-1200192 <br /> Panella Enterprises LLC <br /> Site Approval Application No. PA-1200192 was approved by the San Joaquin County Planning <br /> Commission on February 21, 2013. The effective date of approval is March 3, 2013. This approval <br /> will expire on September 2, 2014, which is 18 months from the effective date of approval, unless (1) <br /> all Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef, 209-468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the conversion of an existing off-site wine cellar into a small <br /> winery to be built in three phases over a ten year period as shown on the Revised Site Plan dated <br /> January 31, 2013 and marketing plan dated February 1, 2013. (Use Type: Wineries and Wine <br /> Cellars—Winery, Small) <br /> 1) Phase I (building permits to be issued within eighteen months from the effective date of <br /> approval) includes the construction of the following structures: <br /> a) A4,400 square foot production and barrel storage building. <br /> b) The conversion of a 3,400 square foot portion of an existing agricultural building into an <br /> indoor eating area. <br /> c) A 1,200 square foot crush pad. <br /> 2) Phase 11 (building permits to be issued within five years from the effective date of approval) <br /> includes the construction of the following structures: <br /> a) An 800 square foot covered dock. <br /> b) A 2,000 square foot production area <br /> c) A 2,000 square foot multipurpose winery building <br /> d) A 2,000 square foot wine tasting room <br /> e) An 850 square foot conference room <br /> f) A 600 square foot commercial kitchen <br /> g) A 4,000 square foot production building. <br /> Conditions of Approval - 1 - PA-1200192 <br />
