PARCEL 1 TO CONTAIN 5,878 SQUARE FEET AND <br /> PARCEL 2 TO CONTAIN 5.224 SQUARE FEET. APN (159-055-10) PA-0800101 (MS) <br /> City of Stockton Community Development Department has reviewed the subject application <br /> and offers the following comments: <br /> 1. Complete frontage improvements including, but not limited to, curb, gutter, sidewalk, <br /> driveway installations, pavement widening and street lighting should be installed on Del <br /> Mar Avenue and Wagner Avenue adjacent to this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a Deferred Improvement Agreement, whereby the <br /> owner/developer agrees to install the required improvements at such time as it is <br /> practical. <br /> 2.
