(APN: 159-055-10) <br /> (407 S DEL MAR AVENUE, STOCKTON) <br /> The applicant has submitted a Minor Subdivision pre-application to divide one 0.25 acre <br /> lot into two parcels. Parcel 1 is to contain 5,878 square feet. Parcel 2 is to contain <br /> f 5,224 square feet. ~ <br /> 4 <br /> The General Plan designation is Low Density Residential (RIL). The zoning is Low <br /> Density Residential (R-L). <br /> The project is located on the east side of Wagner Avenue, 775 feet north of Horner <br /> Avenue, in Stockton. <br /> The Community Development Department has reviewed the Minor Subdivision pre- <br /> application and offers the following comments: <br /> GENERAL PLAN DENSITY <br /> The General Pian Density for the Low Density Residential designation is 2-6 dwelling units <br /> per gross acre. Two parcels on 0.25 acres is a density of 8 dwelling units per acre which <br /> exceeds the Low Density General Plan density range. Although the Development Title <br /> permits an individual lot size of 5,000 square feet in the Low Density Residential zone, the <br /> overall development project cannot exceed General Plan density. Although the proposed <br /> parcels meet the minimum lot size permitted by the Development Title, the project scope <br /> exceeds General Plan density. Projects that exceed General Plan density cannot be <br /> approved. <br /> URBAN SERVICES <br /> The applicant has provided "will serve" letters for water and sanitary sewer. This site is <br /> located within the urban community of Stockton.
