CONDITIONS OF APPROVAL <br /> MS-93-109 <br /> Costamagna, et al <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be complied <br /> with prior to recording the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor's Office. <br /> Those conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,515.00 per single-family dwelling unit in the Tracy area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90304 and R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance <br /> of the occupancy permit. (Development Title Section 9-1145.5) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 2. PUBLIC HEALTH SERVICES <br /> a. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> i indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> b. Connect to an approved public water supply system as required by Development Title <br /> Section 9-1120.2. Prior to recording the Parcel Map, a letter from the water supplier will <br /> be required which states that they have the capacity to serve the development and that <br /> the system meets State standards. (Development TRIe Section 9-1100.3) <br /> C. Construct individual sewage disposal systems under permit and inspection by the <br /> Environmental Health Division at the time of development.
