All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 3. A minimum twenty-five-foot(25') wide proposed private access and utility easement shall be provided for <br /> the benefit of Parcel B. The requirement for this easement shall be noticed by a statement on the Parcel <br /> Map and by a recorded Notice of Minor Subdivision Restriction. The statement shall read as follows: <br /> We also hereby make an irrevocable offer to provide a twenty-five-foot wide private access and utility <br /> easement across Parcel A for the benefit of Parcel B, upon conveyance of Parcel A and/or Parcel B to <br /> another party. Said easement is not created by this map. <br /> 4. The limits of Paradise Cut and the federal Emergency Management Agency Designated Flood Hazard Area <br /> shall be referenced on the Parcel Mal) in accordance with Section 66434.2 of the Subdivision Map Act. <br /> Informational Notes: <br /> (i J Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than I acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity (www.swrcb.ca.gov/stormwtr/gen_const.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance. As an example, these requirements may include raising the finish floor elevation one foot above <br /> the expected flood level and/or using flood resistant materials. <br /> (iii.)
