�I 44 <br /> ► 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one 9.70 parcel located at 730 N. Deitrich <br /> } Road, Linden, California. The project is located in a rural community. It is zoned RIR(rural <br /> residential). The project parcel number is APN 105-220-01. There is one homesite and a shop <br /> on the existing parcel. <br /> a 1.2 Description of proposed development: The purpose of this project is to divide this 9.70 <br /> acre site into two parcels, one being a 6.47 acre parcel and the other 3.15 acre parcel. There are <br /> future plans to build a homesitc on the 3.15 acre parcel. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> " 2.1 The present owner, Bobby Johnson, has owned the property for a 10+ years. The past and <br /> present use of the property has been a homesite and grazing land. Future use of the 3.15 acre <br /> parcel being created will be for homesite purposes and the 6.47 acre parcel will continue to be <br /> a used for homesite purposes also. <br /> 7 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> a 3.15 acre homesite parcel and one 6.47 acre parcel from an existing single parcel. Once the <br /> parcel is developed for a home, a septic system will be required and built based per the San <br /> Joaquin County requirements. There is one existing septic system on this parcel. Permits were <br /> researched and illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed one permit dated <br /> r 7-18-86. <br /> 3.3 Discussion of on-site septic repair history: There have been no problems with the existing <br /> system and a research of county records show no permits were issued for repairs. <br /> F 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1986 to 1996.
