CONDITIONS OF APPROVAL <br /> LA-97-57 <br /> Price <br /> Lot Line Adjustment Application No. LA-97-S7 was approved by the San Joaquin County <br /> Community Development Department on December 9, 1997, which is the effective date of <br /> approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval <br /> of a Notice of Lot Line Adjustment. <br /> This approval will expire on .lune 10, 1999, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Markin,468-3144) <br /> a. NOTICE OF LOT LINE ADJUSTMENT AND RESTRICTION: A"Notice of Lot Line <br /> Adjustment"shall be recorded prior to conveyance of property through deeds by the owner. <br /> Legal descriptions of the lands to be exchanged shall be submitted to the Surveyor's Division <br /> for review and forwarding to the Community Development Department. The legal <br /> descriptions shall be prepared,stamped, and signed by a Registered Civil Engineer,qualified <br /> to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land <br /> Surveyor. In addition,the following note shall be placed on the Notice of Lot Line <br /> Adjustment: <br /> (1) When either lot is sold separately from the other lot, the existing kennel shall be <br /> relocated to a minimum of 40 feet from the new property line. <br /> b. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building Inspection Division: <br /> (1) Certain types of buildings, including agricultural buildings, within 3 feet of <br /> property lines will require a one-hour fire wall. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Person: Richard Hieb, 368-3000) { <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is <br /> required.
