f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minirr rn ten (10) foot wide landscaped strip respecting the ultimate right-of-way width of <br /> Mariposa: Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9=1020.7). The existing landscaping meets this requirement. <br /> g. SIGNS: Sig'rr details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on fhe Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future rir`ht-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710-2[9]) <br /> h. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) Provide',parking for the physically disabled. The space(s) shall be located as close as <br /> possible`to the primary entrance (C.C.R., Title 24). <br /> (2) Provide`ldentification signs for the parking space(s) including the "tow away" sign at each <br /> entrance:-or visible from each space(C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed % inch per foot(C.C.R., Title 24). <br /> (4) Provide eine van parking space. <br /> (5) Provide'-restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br /> Uniform.:Plumbing Code, Table 4-1. <br /> (6) Provide engineered plans for new structure, accessible restrooms, parking, and soils report. <br /> 2. DEPARTMENT QF PUBLIC WORKS (Staff Contact: Bill DuBois, 468-3000) <br /> a. The site shallbe designed to contain the storm water runoff on the site and prevent off-site sediment <br /> transport. Drainage facilities shall be provided to meet the requirements of San Joaquin <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging <br /> onto other properties. Retention basins shall be fenced with six-foot-high chain-link fences or equal <br /> when the maximum design depth is 18 inches or more. The required retention basin capacity shall <br /> be calculated'by a registered civil engineer, licensed contractor, or licensed architech prior to the <br /> release of building permits. (Development Title Section9-1135) <br /> b. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is <br /> due and payable prior to issuance of the building permit. The fee will be based on the current <br /> schedule at tfie time of payment. The fee shall be automatically increased on January 1 of each year <br /> through the year 2015 at the rate of 4.55 percent. A credit may be allowed if it can be verified that <br /> the existing development on this site was in operation on or after April 30, 1991. (Development Title <br /> Section 9-818.4 and Resolution R-97-5) <br /> c. A copy of the`"Final Site Plan shall be submitted prior to the release of building permits. <br /> d. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects.
