SOIL SUITABILITY STUDY
Introduction
Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Dennis Borba to conduct
a Soil Suitability Study for his property located at 24011 East Dodds Road, Escalon,
California (Plate 1).
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development code.
The formatting of the report has been designed to follow the recommendations of the
San Joaquin County Environmental Health Department as described in its Soil
Suitability Study Requirements Checklist.
Proposed Development
A minor subdivision is proposed to split the Site into two approximately 160-acre parcels
(Plate 2). Mr. Borba indicated that he has no plans to change the land uses in the
future.
Site Description
The Site consists of a single parcel, Assessor's Parcel Number (APN) 207-150-06,
approximately 320 acres in size. The Site consists of grazing land and agricultural land
used for growing corn. A house, mobile home, and irrigation well are located on the
south side of the Site. A livestock arena, six accessory structures, and an irrigation well
are located on the east side of the Site. Two irrigation return ponds, several irrigation
canals, several irrigation pumps, and an old windmill-powered well are also located on
the Site. (Plates 3 and 4).
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 100 to 107 feet above mean sea level (Plate 5). The Site is
relatively flat.
The San Joaquin County Community Development Department web site states that the
Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This
zoning designation "is established to preserve agricultural lands for the continuation of
commercial agricultural enterprises."
LOGE 1415 Page 1
