I � <br /> CONDITIONS OF APPROVAL ` <br /> JOSEPH & MAY PEDRO <br /> MS-92-18 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Traffic Impact Mitigation Fee will be required when the <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 096 . 00 per single family dwelling unit in the Escalon area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> C. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Dove Road to the property line shall be required <br /> across the frontage of APN 207-200-05 (Planning Title Section <br /> 9-9184) . <br /> d. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> e. The frontage improvements for Dove Road shall be constructed <br /> in conformance with the standards for one-half of a 50-foot <br /> right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1, <br /> and #2 and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $100. 00) (Planning Title Section 9-9204 , 9- <br /> 9380) . <br />
