CONDITIONS OF APPROVAL <br /> PA-0700292 <br /> Dondero <br /> Minor Subdivision Applicationf No PA-0700292 was approved by the San Joaquin County <br /> Community Development'D on :August. 28; 2007. The „effective date 'of approval is` <br /> September 7, 2007. This tents#ive map approval will expire,on September 6, 2010, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2)a Parcel Map.has been filed,with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions,of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed .by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot' <br /> be modified, and other Ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, 953-7509) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of.Compfiance application shall substantially <br /> conform with the approved revised tentative map dated July 11, 2007. A fee is required to process <br /> the Certificate of Compliance application (Development Title Section 9-890.4). <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument with the Certificate of Compliance: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> i <br /> c. WILLIAMSON ACT CONTRACT: An application for a California Land Conservation Contract (also <br /> known as the Williamson Act) shall be filed prior to approval of the Parcel Map. Legal descriptions <br /> reflecting the new parcel configurations shall be submitted with the application. Filing fees are <br /> required for this application. <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All Parcels shall have a minimum lot width of 330 feet(Development Title Section 9-610.4) <br /> (2) All Parcels shall have a minimum lot area of 40 acres. (Development Title Section 9-6102) i <br /> i <br /> e. ACCESS: The following access requirements apply: <br /> (1) A proposed 25-foot wide private easement for access to Parcel 1, along the northern border of I <br /> the Designated Remainder, shall be recorded as a separate instrument.
