The project is in a farming community and is surrounded by <br /> agricultural land. It is zoned AG-40. The project parcel number is APN 183-230-13. <br /> 1.2 Description of proposed development: The purpose of this project is to divide this site <br /> into two 40 acre parcels. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> F, 1.4 Site Map: (See Appendix). <br /> 2.0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE: <br /> r <br /> 2.1 The present owner, John Dondero III Family Trust and the Cahill Revocable Trust has owned <br /> the property since April 24, 2007. The past and present use of the property has been an orchard. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> I J two 40 acre parcels from the existing 80 acre parcel. Once the parcel is developed for a home, a <br /> 4 , septic system will be required and built based per the San Joaquin County requirements. There <br /> have been no septic systems on this parcel. Permits were researched and illustrate this fact. <br /> 3.2 Site Septic Permit History:tory: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> I . <br /> 3.3 Discussion of on-site septic repair history: No history of septic repair is available for <br /> f <br /> subject parcel. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic permits have <br /> been issued for homes in the general area. No history of septic repair is available for subject <br /> parcel. Permit no. 79-529, 79-528, and 88-2127 show addition/repairs to the existing septic <br /> system. And permit no. 89-2707 shows a new installation. <br /> l . 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1973 to 2003.
