The
Division has reviewed the above referenced project and offers the following comments and
recommendations.
PROJECT DESCRIPTION
The project requests the subdivision of six parcels' (totaling 1,552 acres) into 15 new parcels.
Each new parcel will contain 80+ acres of land. A portion of the parcels proposed for the
subdivision are currently enrolled in a Land Conservation Contract (No. 70-C1-131). The
County has stated that they believe 80 acres is enough to sustain agricultural viability for each
proposed parcel.
The parcels are located on the north side of Prouty Road, at the northern Terminus of Dry Creek
Road in San Joaquin County. The land is described as an area of rolling hills with two existing
residences and seven accessory buildings. A portion of Goose Creek runs along the northern
property lines of the project site and a portion of Dry Creek runs through the southern portion of
the project site. The property is designated General Agriculture and Resource Conservation
and zoned General Agriculture, 80 Acre Minimum.
SUBDIVISION OF WILLIAMSON ACT LAND
In order to approve subdivisions of Williamson Act contracted land, the local government
administering the agricultural preserve must have a substantive basis for approving the
' APN's 009-020-03, 009-060-03,009-070-01, 009-080-10, 009-090-05, and 009-090-07.
