SA-97-55 FOR A <br /> TRUCK PARKING; MAINTENANCE SHOP, FUEL STATION AND TRUCK <br /> FACILITY (MAXIMUM OF 38 TRUCKS) LOCATED ON THE SOUTH SIDE OF <br /> EIGHT MILE ROAD, APPROXIMATELY 3,000 FEET EAST OF WEST LANE <br /> (THIRD SUPERVISORIAL DISTRICT) <br /> As noted In the above description, this project is for Truck Parking, with maintenance shop, <br /> fuel station and truck washing support facilities, for a maximum of 38 trucks. The site is <br /> approximately 10-acres, of which approximately 6.3 acres will be utilized for the project. On- <br /> site services including a private well, septic system and drainage pond system are proposed. <br /> The property has a General Plan designation of Limited Industrial and a corresponding zone <br /> classification of Limited Industrial. Truck Parking is permitted in the Limited Industrial zone <br /> subject to a Site Approval application. Thirty eight (38) truck parking spaces and thirty six (36) j <br /> automobile parking spaces are shown on the site plan and identified in the application for the <br /> project. A 5600 square foot maintenance shop is also proposed. All maintenance and repair i <br /> of the truck shall be conducted within the maintenance shop. In addition to the 10 foot <br /> landscape strip that is required across the frontage of the project, landscaping is required for <br /> five percent of the project area utilized for parking. As noted in the application, the proposed <br /> fuel station and truck wash facilities are for the use of this project only and not open to the <br /> public. <br /> The application and site pian have been reviewed and tentative conditions of approval have <br /> been developed as follows: <br /> i <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Tom Gau, 468-2344) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for truck parking with 5600 square foot maintenance <br /> shop, fuel station and truck wash for a maximum of 38 trucks. <br /> P <br />
