n <br /> SOIL SUITABILITY STUDY <br /> Introduction <br /> b <br /> Live Oak GeoEnvironmental, Inc (LOGE) was contracted y Don Culbertson to conduct <br /> a Soil Suitability Study and Nitrate Loading Study for the for the Culbertson Vineyards <br /> property located at 23228 North Elliott Road, Acampo, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> /Proposed Development <br /> The proposed project is a Site Approval for a small winery to be completed in two <br /> phases. Phase One involves converting 1,200 square feet of an existing 3,840 square <br /> foot agricultural building into a wine tasting area, wine storage and processing facility. <br /> Phase Two includes the construction of a 5,000 square foot tank farm building; this <br /> portion of the project is to be completed in five years. <br /> Not part of the application is a plan to place a small two bedroom mobile home on the <br /> site. This may be used as a residence sometime in the future. The addition of the <br /> mobile home will be included in the nitrate loading study. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 007-280-170. The parcel is 39.70 <br /> acres in size. The County project application number is PA-0900150. The Site is <br /> currently a vineyard with two residences, a shop building, and a milk barn from a former <br /> dairy operation (Plate 2). One domestic water well serves the needs of the residences, <br /> and an agricultural production well serves the vineyard. A recent aerial photograph of <br /> the property is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 102 feet above mean sea level. The ground surface in the area <br /> slopes downward gently toward the west (Plate 4). <br /> LOGE0915 Page 1 <br />
