L' <br /> (2) Except for movement on and off the property, animals shall not be kept or maintained in coops, <br /> pens, corrals, or within bams or similar structures closer than 40 feet from any rear or side <br /> property line. (Development Title Section 9-1045.5) <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabe Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) i <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $144.23 per daily trip-end generated <br /> in the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> R-96x952) <br /> d. A copy of the Improvement Plan shall be submitted prior to release of the building permit. <br /> , <br /> e. Verification shall be obtained from the Solid Waste Division (209-468-3066) that this development <br /> has addressed the items on the attached Waste Plan Format for Development Projects. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact: Ted Norgard,488-3443) <br /> a. A soil suitability study indicating that the area is suitable for septic tank usage must be performed <br /> prior to acceptance of the application, as required by Development Title Section 9-1105.2(d). A <br /> nitrate loading study is required, and a review fee of$390.00 must be paid at the time of submittal <br /> to the Environmental Health Division. The sewage disposal system shall comply with the on-site <br /> sewage standards of San Joaquin County prior to approval. A percolation test that meets <br /> absorption rates of the manual of septic tank practice or the EPA Design Manuai for on-site waste <br /> water treatment and disposal systems is required for each parcel. A permit fee of $78.00 is <br /> required for each percolation hole. <br /> b. State on revised plans orimprovement plans the maximum number of employees the sewage <br /> disposal system is being designed for and that the leach field area will be barricaded so it cannot be <br /> driven over, parked on, or used as a storage area. This leach field area must be used for that <br /> specific purpose only and cannot contain any underground utility lines. (Development Title Section <br /> 9-1110.4[c][5D - <br /> c. Construction of an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division is required at the time of development. (Development Title Sections <br /> 9-1110.3 and 9-1110.4) <br /> d. Construct a water well under permit and inspection by the Environmental Health Division prior to <br /> occupancy. Should the number of nonresident individuals exceed 24 for at least 60 days per year, <br /> or the number of service connections exceed four, a yearly permit to operate a public water system <br /> under the provisions of Title 22, CCR, will be required by the Environmental Health Division and <br /> Development Title Sections 9-1120.2 and 9-1115.9. <br />
