The owner/developer should be aware that should the San Joaquin County require this <br /> development be served by City of Stockton Sewer lines and/or treatment facilities, and if <br /> the site's land use is consistent with the City's General Plan,the property owner shall be <br /> required to apply for a City of Stockton Outside Sewer connection and shall be required <br /> to annex to the City of Stockton, or sign a deferred annexation agreement if the property <br /> is not deemed contiguous to the City, and pay the applicable fees. Further, the <br /> owner/developer shall be responsible for all costs involved in the extension of the sewer <br /> main to serve this development, as required, to meet City standards. <br /> 2. The proposed driveway on Endow Road adjacent to the site should be relocated south <br /> near the southerly property line to minimize vehicular conflicts at the Endow/Howard <br /> intersection. <br /> 3. The owner/developer should install full frontage improvements including, but not limited <br /> to, curb, gutter, sidewalk, driveway installation, pavement widening and street lighting. <br /> Said improvements should be installed prior to occupancy of any buildings/structures on <br /> this site. Should installation of these improvements prove not practical due to existing <br />` physical constraints, the owner/developer should enter into a recorded Deferred <br /> Improvement Agreement whereby the owner/developer agrees to install the required <br /> improvements at such time as it is practical. <br /> 4. All parking and traveled areas should be paved to ensure that all vehicles exiting the site <br /> onto the public roadways are track and dust free.
