PA-0500801 OF FOSTER <br /> POULTRY FARMS (APN: 187-180-05) (ADDRESS: 1550 N. ESCALON <br /> BELLOTA ROAD; LINDEN) <br /> The applicant has submitted the above referenced Site Approval pre-application to <br /> expand an existing turkey farm. The property is zoned AG-160 (General Agriculture, <br /> 160 acre minimum) and has a General Plan designation.of.A/G (General Agriculture.) : t <br /> The project includes construction of twenty-four 25,000 square foot shade structures. At <br /> the end of construction, the facility would house a maximum of 100,000 turkeys. <br /> The project site is located on the east side of Escalon Bellota Road, 5,500 feet south of <br /> Copperopolis Road, southeast of Linden. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> pre-application and offers the following comments: <br /> Setback Requirements <br /> Animals shall be kept or maintained a minimum distance of 100 feet from the nearest <br /> property line. (Development Title Table 9-1045.3) The closest turkey enclosures are <br /> located 150 feet and 350 feet from the northern property line. The locations of the <br /> enclosures meet the requirements as stated in the Development Title. <br /> Parking Requirements <br /> The applicant's site plan does not show any designated parking spaces for the proposed <br /> project. Development Title Section 9-1015.3 states that parking requirements for the <br /> Animal Raising — Small Animals use type is 0.67 parking spaces per 1,000 square feet <br /> of building space. The proposed project includes 600,000 square feet of turkey r <br /> enclosures. The applicant has indicated in the application that the project would have a <br /> maximum of 5 employees per day. The parking requirement can be modified if the <br /> applicant can substantiate that the number of parking spaces required is excessive for <br /> the project. The site plan does not show the parking area. If the project is submitted for <br /> a full application, the site plan must show the parking area. <br /> r <br /> E <br />
