MOUNTAIN HOUSE <br /> COMMUNITY SERVICES DISTRICT <br /> www.ci.mountainhouse.ca.us <br /> MEMORANDUM <br /> DATE: July 18, 2006 <br /> TO: Pat Stockar, Chairman <br /> San Joaquin County Planning Commission <br /> G•K. <br /> FROM: Gabriel Karam, Development Manager <br /> SUBJECT: Major Subdivision No. PA-0600146 of TRIlvMARK Communities <br /> (C/O PULTE Home Corporation) <br /> The MHCSD recommends revising conditions No.42 M and 42 N to eliminate the <br /> maintenance requirement. The conditions will read as follows: <br /> M. The Applicant shall install and maintain an Irrigation System within the area between <br /> the Property Line of Tract 3636 and the Mountain House Creek Pedestrian D.G. Path <br /> from Central Parkway to Estes Way. Irrigation System shall be installed concurrently <br /> with the proposed three (3) Pedestrian Connections. Design shall be consistent with <br /> all Community Approvals including applicable provisions of the MHCSD Design <br /> Manual, and MHCSD Standards. Design and all Construction shall be reviewed and <br /> approved by the MHCSD General Manager. Timing: Condition shall be met prior to <br /> first building permit. Completion time may be modified by the MHCSD General <br /> Manager to reflect construction, weather, budget, or other public interest <br /> contingencies. <br /> N. The Applicant shall replant vegetation as necessary, and Hydroseed, and maintain <br /> Ieedssape xin the area between the Property Line of Tract 3636 and the Mountain <br /> House Creek Pedestrian D.G. Path from Central Parkway to Estes Way. Landscape <br /> shall be installed aod fnairitained on a eenfifitial basis to provide Green Vegetative <br /> Conditions for Fire Prevention / Suppression.
