Stevenson; thence along the center line of said levee the following courses and distances: North 49° 38' west 199.5 feet; thence north 61° 48' west 290 feet to the point of beginning of the property hereinafter described; thence leaving said levee south 00 49' east, 100 feet; thence parallel with said levee, north 61° 48' west 200 feet; thence north 0° 49' west 100 feet to a point on the center line of said levee; thence south 610 48' east 200 feet to the point of beginning. Also a strip of land lying north of the above described parcel and extending to the south bank of the Old River. Except therefrom an undivided 1/2 interest of all oil, gas, petroleum, naphtha and other hydrocarbon substances and minerals in and under said lands, together with the right of entry and all other rights of way and easements, which may be necessary for the development, production and removal of all such substances and minerals as reserved by the Federal Land Bank of Berkeley in Deed recorded July 27, 1949 in Book of Official Records, Vol. 1217, Page 40.
