Those Conditions followed by a Section,.Number have been <br /> identified.as Ordinance requirements pertinent to this application. Ordinance equirements cannot <br /> be modified;and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller,468-3228) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved revised tentative <br /> .map dated March 29, 2004. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this reap: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. (Development Title Section 9'610.2) <br /> c. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall-substantially <br /> conform with the approved revised tentative map dated March 29, 2004. A fee is required to process <br /> the Certificate of Compliance application. (Development Title-Section 9-890.4) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 30-foot wide private easement for access to parcel 2&3, along parcel 3&4, shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> A. At the time of development of parcel 2 and 3, the entire length of the private right-of-way for <br /> parcel 2 and 3 shall be constructed and maintained to the standards required by Section <br /> 10.207 of the Uniform Fire Code and applicable San Joaquin County Improvement <br /> I� Standards.
