CONDITIONS OF APPROVAL <br /> SA-96-73 <br /> Beckman/CSD <br /> Site Approval Application No. SA-96-73 was approved by the San Joaquin County Planning <br /> Commission on January 16, 1997. The effective date of approval Is January 26, 1997. This approval <br /> will expire on July 28, 1998, which Is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been compiled with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. BUILDING PERMIT: Submit an °APPLICATION-COMMERCIAL BUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the'SITE PLAN CHECK LIST"for details). A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 150-foot-high wireless services tower and <br /> equipment pads (use type: Utility Services-Cellular Facilities), as shown on the Plan <br /> submitted November 7, 1996. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. Any dedications, improvements, or permits for State Routes 88 and 12 shall be as <br /> required by Caltrans. <br /> b. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$527.00 per <br /> 1,000 gross square feet of building designated as 'Manufacturing' or$136.93 per daily <br /> trip-end generated in the Lockeford area. The fee shall be automatically adjusted July 1 ' <br /> of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174, and R-95-650) <br /> 3. FIRE MARSHALL: (Staff Contact: Steve Dalton, 468-2229) <br /> a. If buildings are to be occupied, fire flow will be provided for proposed buildings in <br /> conformance with NFPA 1231 of the National Fire Code (static water supply). <br /> b. Fire department access roads shall be in accordance with Section 902.2 of the California <br /> Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> C. Fire extinguishers shall be installed in accordance with the California Fire Code, Volume <br /> 2, Standard 10-1. <br />
