Analysis
Background
On August 2, 2001, the Planning Commission approved Use Permit No. UP -01-8 for a winery with a
production capacity of approximately 20,000 gallons of wine annually (Use Type: Agricuttural Processing -
Food Manufacturing). The approval included the construction of a 4,000 -square -foot building for production
and storage of wine and the conversion of a 2,778 -square -foot single-family residence into an office and
hospitality room. Since the approval of UP -01-0,. a winery ordinance has been adopted (Chapter 9-1075).
The ordinance categorizes wineries into either a Boutique, Small, Medium, or Large winery based on the.
amount of wine produced annually. As a result, the project is now considered a Small Winery.. All
previously approved Conditions of Approval are comparable to the requirements of a Sma(I Winery and shall
still apply.
The Use Permit also included approval to modify the sign requirements as required by Development Ttle-- -.
Section 9-1710.4U] for development projects in the:AgricuitUral__Xone. .-The modification increased
maximum height limit for a. monument sign from'iix (6) feet torten (10) feet-,;-
Time Extension Request
- The -applicant indicates that the project has beendelayed due WWof funding 3.FYnding hasFrecen y beers
t axed; -arid .the: protect is expectedpro
_to. ceed as Soon as :possable_ Uevefopmerrt:Titie Secti6m9=8814]c}= u—
Y. for a=rear Iime F tens+ori=cw T e requested un T_xtensior~ does nn atter a - re
p. adopted Conditions of Approva,_and approval,of tle TmeExtension is consistenvvi l the requiremen o
k
the Development'Tdfe
San Joaquin County UP-01-8lVntage Grapevine
Community Development Page 3
